What Is Final Grading?

If you’re a new homeowner in neighbourhoods like Windermere, Orchards, Keswick, or Paisley, you’ve probably heard the term “final grading” a lot — it’s one of the most common questions we get.

Proper final grading is essential for preventing water pooling, foundation issues, and soggy yards during our long winters and heavy spring melts. We specialize in getting it done right the first time.

Approval Guaranteed

We stand behind our work and guarantee City approval, provided there hasn’t been 4″ or more of settlement. Significant settlement is almost always due to issues with the original rough grade compaction — your builder’s responsibility.

The Grading Process

Step 01

Completed Rough Grade

Your builder completes the initial “rough grade” and submits it to the City for approval. Once approved, you’ll receive your Rough Grade Certificate and Rough Grade Plot Plan.

You cannot start final grading until you have these in hand.

Step 02

Final Grade

Once you have your documents, we handle:

  • Bringing in high-quality screened topsoil
  • Shaping the yard to the exact elevations on your plot plan
  • Ensuring positive drainage away from your house

We’ll need a copy of your latest Rough Grade Plot Plan for an accurate estimate.

Step 03

Final Approval with the City

After we complete the grading, we handle the paperwork:

  • Arrange a third-party engineering survey to verify elevations
  • Update your plot plan to show the “as-built” final grade
  • Submit everything to the City for your Final Grade Approval

Without this, you won’t get your damage deposit back from the City.

Step 04

Deliver with Confidence

We precisely meet the elevations on your Rough Grade Plot Plan. We guarantee City approval on every project we complete, so you can move forward worry-free.
